Residential & Commercial Upholstery Cleaning in Officer VIC
Professional upholstery cleaning removes embedded dirt, dust mites, allergens, pet hair, stains and odours from your couches, sofas, armchairs and other fabric furniture using equipment and techniques that household products can’t replicate.
Your couch gets more daily use than almost any other item in your home. Over months and years, body oils, food spills, pet hair, sweat, dust mites and general grime work their way deep into the fabric where vacuuming alone can’t reach them. The result is a sofa that looks dull, smells stale and harbours allergens that affect your family’s health, particularly children, allergy sufferers and anyone with asthma.
Mommy Bear Cleaning Services provides professional couch cleaning and upholstery steam cleaning across Officer, Pakenham, Berwick, Beaconsfield, Clyde North, Cranbourne, Narre Warren and surrounding south east Melbourne suburbs. We’re based right here in Officer, fully insured and we use eco friendly, child and pet safe cleaning products.
What's Included in Our Upholstery Cleaning Service
Every upholstery clean we complete includes the following:
Pre inspection and fabric assessment. Before any cleaning begins, we assess the fabric type, colour fastness and condition of your furniture. Different fabrics require different cleaning methods and products. A cotton blend sofa needs a different approach to a microfibre lounge or a delicate velvet armchair. We check the manufacturer’s cleaning code label (W, S, WS or X) and select the appropriate method.
Thorough vacuuming. All surfaces, crevices, under cushions and along the frame are vacuumed using upholstery attachments to remove loose dust, pet hair, crumbs and dry soil before any wet cleaning begins. This step alone removes a significant amount of embedded allergens.
Pre treatment of stains and soiled areas. Visible stains (food, drink, pet accidents, ink, grease) are individually treated with appropriate stain removal products before the main clean. Different stain types require different chemistry, which is why a generic spray and wipe approach rarely works on set in stains.
Steam cleaning or low moisture cleaning. Depending on the fabric type, we use either hot water extraction (steam cleaning) or a low moisture encapsulation method. Steam cleaning is the most effective method for deep cleaning and sanitising fabric sofas, while low moisture cleaning is better suited to fabrics that are sensitive to water or where faster drying is needed.
Sanitising and deodorising. After cleaning, we apply a sanitising treatment that kills bacteria, dust mites and common allergens. If odour is an issue (pet urine, musty smells, general staleness), we apply a targeted deodorising treatment.
Optional fabric protection. We can apply a fabric protector after cleaning that helps your upholstery resist future staining and soiling. This is particularly worthwhile for light coloured sofas, homes with children and families with pets.
What We Clean
We clean all types of household upholstered furniture:
Fabric sofas and couches (2 seater, 3 seater, L shaped, modular). Armchairs and recliners. Lounge suites. Dining chairs (fabric upholstered seats and backs). Ottomans and footstools. Fabric bed heads. Outdoor cushions and covers. Office chairs and waiting room seating.
Fabric types we handle: Cotton, polyester, linen, microfibre, chenille, velvet, synthetic blends and most commercial grade upholstery fabrics. For leather and suede furniture, a different cleaning and conditioning process is required.
How Much Does Upholstery Cleaning Cost?
Upholstery cleaning is priced per item based on the furniture size and condition. Here’s what households in Officer, Pakenham, Berwick and surrounding suburbs can typically expect in 2026.
| Item | Typical price range |
|---|---|
| 2 seater sofa | $80 to $120 |
| 3 seater sofa | $100 to $150 |
| L shaped or modular sofa | $150 to $250 |
| Armchair or recliner | $50 to $80 |
| Dining chair (per chair) | $15 to $25 |
| Ottoman or footstool | $30 to $50 |
| Fabric bed head | $50 to $80 |
| Mattress cleaning (single) | $60 to $80 |
| Mattress cleaning (queen/king) | $80 to $120 |
These prices include GST, all cleaning products and equipment.
What affects the price: Heavily soiled furniture, pet urine treatment, large sectional sofas and delicate fabrics that require specialist handling take more time and product, which is reflected in the quote. We provide a fixed price before we start so there are no surprises.
Bundle with carpet cleaning. If you’re booking carpet steam cleaning and upholstery cleaning in the same visit, we offer a discount on the combined service. Since we’re already set up with the equipment, adding your sofa or lounge suite to a carpet clean is the most cost effective way to get both done.
Can Upholstery Cleaning Remove Pet Stains and Odours?
This is the number one question we get from homeowners across Officer, Pakenham, Berwick and the wider south east, and the honest answer is: it depends on the severity.
Fresh stains and surface odours respond well to professional cleaning. A pet urine accident cleaned within a few days to a week can almost always be fully removed from fabric upholstery using enzymatic pre treatment followed by hot water extraction.
Older stains and deep odours are more challenging. If urine has soaked through the fabric and into the foam cushion padding, surface cleaning alone won’t fully eliminate the smell. The odour may return, especially in humid weather. In these cases, we can treat the surface fabric and significantly reduce the odour, but we’ll be upfront if we believe the foam itself needs replacing rather than cleaning. We’d rather set honest expectations than promise a result we can’t deliver.
General pet hair and “doggy smell” is something we handle on virtually every second job. A thorough vacuum followed by steam cleaning removes embedded pet hair, dander and the oils that cause that familiar musty pet odour. Most clients notice an immediate improvement.
Is Steam Cleaning Safe for Fabric Sofas?
Steam cleaning (hot water extraction) is safe for most fabric upholstery and is the method recommended by the majority of furniture manufacturers for deep cleaning. It’s the most effective way to remove embedded dirt, kill dust mites and sanitise fabric at depth.
There are situations where steam cleaning isn’t appropriate. Fabrics marked with an “S” (solvent clean only) or “X” (vacuum only, no water) on the manufacturer’s care label should not be steam cleaned. Silk, some velvets and certain vintage or antique fabrics also require specialist dry cleaning methods.
We always check the care label and test a small inconspicuous area before proceeding with any wet cleaning method. If steam cleaning isn’t suitable for your furniture, we’ll recommend the appropriate alternative.
Drying time after steam cleaning: Most fabric sofas are dry and usable within 4 to 6 hours after a professional steam clean. Good ventilation speeds this up. We recommend opening windows and running a fan in the room after cleaning. In cooler or more humid conditions (common in Officer during winter), drying can take up to 8 hours.
How Often Should You Clean Your Upholstery?
For most households, professional upholstery cleaning every 12 to 18 months keeps furniture in good condition and maintains a healthy indoor environment.
Every 6 to 12 months if you have pets, young children, allergy sufferers, or anyone with asthma in the household. These homes accumulate allergens, pet dander and staining faster.
Every 12 to 18 months for general households without pets or specific health concerns.
As needed for specific stain events (wine spills, pet accidents, food stains). The sooner a stain is professionally treated, the better the result.
Between professional cleans, regular vacuuming of your sofa (weekly if you have pets) and prompt spot cleaning of spills will extend the life of the fabric and maintain appearance.
Upholstery Cleaning for Allergy Sufferers
Upholstered furniture is one of the primary reservoirs for dust mites, pet dander, pollen and other common allergens in the home. Regular vacuuming removes surface allergens, but the majority of dust mites live deep in the fabric and cushion filling where a household vacuum can’t reach.
Professional steam cleaning kills dust mites on contact (they can’t survive temperatures above 60°C) and extracts their waste products, which are the actual trigger for most allergic reactions. If someone in your household suffers from hay fever, asthma, eczema or general allergies, regular upholstery cleaning makes a measurable difference to indoor air quality.
This is especially relevant during spring and early summer in Officer and the surrounding Cardinia area, when pollen counts are high and allergens accumulate on indoor soft furnishings.

Prices vary based on fabric type, condition and whether stain treatment or deodorising is needed. We provide a fixed price quote before starting.
A single sofa typically takes 30 to 45 minutes. A full lounge suite (3 seater plus 2 armchairs or a large modular) takes 1 to 2 hours. This includes vacuuming, pre treatment, cleaning and sanitising.
Most fabric sofas are dry and usable within 4 to 6 hours after professional steam cleaning. Good airflow speeds drying. Open windows, turn on ceiling fans or use a pedestal fan pointed at the sofa. In cooler or humid conditions, allow up to 8 hours.
Fresh pet urine stains respond very well to professional treatment using enzymatic pre treatment and hot water extraction. Older stains where urine has soaked into the foam cushion padding are more difficult. We can significantly reduce the odour from the fabric surface, but if the foam is saturated, it may need replacing for a complete solution. We'll assess the situation honestly before quoting.
